Ibiza, the place to be

There are currently more than 65 hotels and aparthotels in Ibiza; one of the most fashionable destinations of the mediterranean in which many hotel chains and investors are targeting. And, in the coming few years, there are currently 8 hotel companies and 3 investors planning on expanding to Ibiza.   

An island with an area of 572,56 km2, 142.065 inhabitants (INE 2016), and more than 65 hotels and aparthotels of 4 and 5 stars (according to the latest Alimarket census). The island with the world’s best nightclubs, crystal clear waters, boho and chic, celebrities and  aberrant rentals. The truth is that Ibiza is one of the fashionable destinations of the Mediterranean, and the objective of many investors and hotel chains.

Since time ago the Consell Insular de Ibiza has been trying to promote a more calm and familiar type of tourism, including ordinances that force clubs to close at 6.30 a.m. and that all new hotels that are built on the island are 4 and 5 stars. And in this are the investors, that have foreseen diverse openings of hotels in the island for the next years:

a) Hotel companies:

  1. Sir Joan:

The Sir Hotels chain has opened its first resort in Ibiza, being the fifth of the company based in Amsterdam. Under the name of Sir Joan has 38 suites, two restaurants, a bar and a swimming pool with Balinese beds. (TOURINEWS, 7/17/2017)

  1. Paradiso Ibiza Art Hotel:

The Paradiso Ibiza Art Hotel will open in 2018, a new Concept Hotel Group that will be established on one of the main avenues of the San Antonio Bay. (HOSTELTUR, 06/12/2017)

  1. Seven Pines Resort Ibiza:

The German luxury hotel Seven Pines will open in October 2017 in Ibiza its first hotel, which will be open all year and will have a 5 star category, after an estimated investment of 74 million euros, according to its CEO, Markus Lueck . (HOSTELTUR, 05/26/2017)

  1. Catalonia Royal Ses Savines:

Catalonia Hotels & Resorts has just opened its ‘Catalonia Royal Ses Savines’, a 4 star hotel with 39 rooms that the Vallet family company has built in a plot of their property in the Ibiza town of Santa Eulària des Riu. (ALIMARKET, 05/25/2017)

  1. Barceló Portinatx:

The Barceló Portinatx, with 134 rooms and a 4 star superior category, will join the chain on 18 May under a rental. Its reform is an investment of 8 M € from its owner, BAY Hotels & Leisure, where Hispania and Barceló Hotel Group boast 76% and 24%. (HOSTELTUR, 04/28/2017)

  1. Nobu Hotel Ibiza Bay:

Nobu Hospitality, the luxury hotel and restaurant american group, will operate the ‘Nobu Hotel Ibiza Bay’, which will open its doors on June 30th. The establishment, which will be a member since its inauguration of Small Luxury Hotels of the World (SLH), is the result of the complete renovation of the old hotel ‘Playa Real’, in Playa de Talamanca (Ibiza).   1. Cubanito Suites:

The  ibizan operator Concept Hotel Group will incorporate the ‘Cubanito Suites’ hotel in the 2018 season, which will be themed around the style of Cuba from the 50’s. The establishment will be the result of the transformation and reform of the current complex of apartments ‘El Coto’. (ALIMARKET, 2/27/2017)

  1. AxelBeach Ibiza:

Axel Hotels will land in the Balearic Islands in May with the AxelBeach Ibiza, located in the Cala d’en Bou to the southwest of the island. It will have 89 apartments, gym, spa or terrace chill out, among other services. (HOSTELTUR, 01/09/2017)

b) Investors:

  1. KKH Property Investors:

The site where previously the Cinema Serra de Ibiza was located, will be the site of the superior luxury hotel projected by KKH Property Investors in Ibiza. The hotel, for which 40 million will be invested, will have 61 rooms, restaurant and a garden in the attic. At the same time, in an annex will be constructed eight apartments and car parks with capacity for 43 vehicles. (TOURINEWS, 06/29/2017)

  1. KKR y Dunas Capital:

The KKR fund, in partnership with the manager Dunas Capital, have signed an agreement for the purchase of the Balearic chain Intertur, with 4 complexes, whose hotels will be added to the management of the Alua portfolio. The idea of ​​selling the chain by the owner brothers became more acute when four years ago the founder Antoni Coll died at age 84, and his portfolio currently consists of a complex in Palmanova with two hotels and three in Ibiza.   1. Hispania:

The Socimi Hispania Activos Inmobiliarios has acquired for 11 million euros the 100% of shares of the company Later Deruser, owner of the hotel Paradise Portinatx in Ibiza and that it will become a Barceló Hotel. The Hotel Paradise Portinatx is a three star hotel with 134 rooms. (EXPANSION, 07/18/2016)

Socimi Hispania has announced the acquisition of Real Estate San Miguel, which owns three hotels in Ibiza, for an amount of 32 million euros. The acquired company has three hotel establishments; the Hotel Galeón, with a category of four stars and 182 rooms, the Hotel Cartago and Hotel Club San Miguel, three stars each one and 196 rooms and 106 rooms, respectively.
